Mortgage Checklist: Documents Needed to Apply for a Home Loan
Starting the mortgage process is easier when you know what information may be needed upfront. This mortgage checklist can help you gather the basic documents PRMI Shoreline may request when reviewing your application, discussing loan options and helping you take the next step toward home financing.
You do not need to have every possible document ready before reaching out. Every borrower’s situation is different, and your loan officer will let you know exactly what is needed based on your income, assets, loan program and goals.
Basic Mortgage Application Information to Get Started
Before reviewing your mortgage options, PRMI Shoreline will need some basic information about you, your finances and your home buying goals. This helps your loan officer better understand your situation and guide you toward the right next step. Common information may include:
- Government-issued photo ID, such as a driver’s license or passport
- Social Security number
- Current residential address
- Previous addresses, if applicable
- Employment history
- Income information
- Estimated purchase price and down payment amount
- Information about the property you plan to purchase, if you already have one selected
Not sure where to start? That’s okay. PRMI Shoreline can help you understand what information is needed and walk you through the process step by step.
Don’t Worry If You Don’t Have Everything Yet
This checklist is meant to help you prepare, not slow you down. In many cases, your loan officer can help you get started with basic information and then let you know which documents are needed next.
Additional documentation may be requested during the loan process depending on your loan type, income structure, credit profile, property and underwriting requirements. PRMI Shoreline will help you understand what is needed and why. Below are common document types your loan officer may request depending on your income, assets, property and home financing goals.
Income Documents
Your income documents help PRMI Shoreline review your ability to qualify for a mortgage and determine which loan options may fit your needs. The exact documents requested can vary depending on how you earn income. You may be asked to provide:
- Recent pay stubs
- W-2 forms
- Federal tax returns, if needed
- 1099 forms, if applicable
- Business income documentation, if self-employed
- Social Security, pension or retirement income documentation, if applicable
If you are a W-2 employee, your documentation may be fairly simple. If you are self-employed, receive commission income or have multiple income sources, your loan officer may request additional documents to get a complete picture of your income.
Bank Statements & Asset Information
Asset documents help show the funds available for your down payment, closing costs and any reserves that may be required for your loan program. Common documents may include:
- Recent checking or savings account statements
- Investment or retirement account statements, if being used for the transaction or applicable
- Gift fund documentation, if someone is helping with your down payment
PRMI Shoreline may ask for recent statements from the accounts you plan to use for your home purchase. If part of your funds are coming from a gift, your loan officer can explain what documentation is needed.
Credit & Monthly Debt Information
As part of the mortgage review, your loan officer will look at your credit profile and monthly obligations. This helps determine your estimated debt-to-income ratio and which loan options may be available. You may need information related to:
- Credit cards
- Auto loans
- Student loans
- Personal loans
- Other monthly debt obligations
Your loan officer can help explain how your monthly debts may impact your mortgage options and what steps may help strengthen your application.
Already Own a Home? Here’s What May Be Needed
If you currently own a home, PRMI Shoreline may need additional information about your existing property. This is especially important if you plan to sell your current home, keep it as a rental or use proceeds from the sale toward your next purchase. You may be asked for:
- Current mortgage statement
- Home equity loan or HELOC statement, if applicable
- Homeowners insurance information
- Property tax information
- HOA information, if applicable
- Listing agreement or sales contract, if selling your home
If You Have a Property Selected
You can start the mortgage conversation before you find a home. However, once you have a property selected or an accepted offer, PRMI Shoreline may need details about the property to continue the loan process. This may include:
- Property address
- Signed purchase agreement
- Estimated closing date
- Earnest money deposit information
- Homeowners insurance contact or quote
- Condo or HOA details, if applicable
If you are still shopping, your loan officer can help you understand your price range and financing options. If you already have a signed purchase agreement, PRMI Shoreline can help move the mortgage process forward with the property-specific information needed.
